Qualified homebuyers can purchase their home with a little as 5% down with construction loan interest and closing costs rolled into the permanent mortgage.

Utilizing the exclusive "Builder Assisted" system developed by Eagle's Nest Homes, Inc., the savings enjoyed by the buyer can be utilized to reduce mortgage payments or purchase more home than they could normally afford.

No buyer goes to contract until a full cost breakdown and a professional appraisal determining the homes value is completed.

This affords the buyer and the lender the confidence that the home will be constructed within budget with the added benefit that the savings equate to immediate equity.

Savings from 18 - 40% of cost versus the appraisal are not unusual.

Eagle's Nest Homes spent two years developing the building system based on experience since the companies conception in 1983, selling its panelized products worldwide.

Although custom bids are available, Eagle's Nest offers houses ranging from 800 to 4,000 sq. ft. from the very traditional to contemporary, with pricing for the first homebuyer to the discriminate buyer requiring aesthetic excellence.

The following is a simplistic version of the building system:

* Prospective Home Buyers are pre-qualified for a mortgage through a local bank to determine the size and type of house they are qualified to purchase.

* When the Eagle's Nest Homes package is selected, a full pricing is completed working with a local national product/wood supplier including sub-contractor fees.

* A professional plan appraisal is completed to determine the house sale value upon completion. If a site is required, our realtor helps locate a building lot to fit the customers lending requirements.

* When the customer compares the cost to appraisal and views it favorable, contracts are executed and construction/permanent financing arranged.

* The local builder, by contract, is responsible to pull permits in the homeowner's name, bring water and sewer to the foundation and oversee the erection and dry-in of the Eagle's Nest Homes package - the most complex part of the building process.

THEN

The builder becomes a consultant for the buyer who coordinates the contracted sub-contractors to complete the home.

Under the "Builder Assistance" system, the average homebuyer working with a local builder can complete a home faster, have more control over quality, save up to tens of thousands with minimal nighttime work requirements - about 6 - 10 hours weekly for 8 - 12 weeks from dry-in.
